<p style="line-height: 150%; text-indent: 36px;">海宁正翔商业广场是2006年海宁市引进的重点项目，以世界500强企业沃尔玛连锁超市为主力店，项目占地面积20107㎡（约30.19亩，土地使用权终止日期为2046年11月2日），建筑面积35255.64㎡，有四个楼层，是集购物、餐饮、休闲娱乐于一体的综合型生活购物广场。</p>
<p style="line-height: 150%; text-indent: 32px;">该商场地处浙江嘉兴海宁市海洲街道联合路97号，2010年12月25日正式开业至今，商场内的大卖场均已出租，其中沃尔玛是主力租户，除此之外还包括肯德基、横店电影城、星巴克、味千拉面等国内外知名品牌。</p>
<p style="line-height: 150%; text-indent: 32px;">商场一层建筑面积为10958.24㎡，主要以餐饮业为主；二、三层建筑面积合计为22581.0886㎡，主要以沃尔玛超市、横店电影城为主；四层建筑面积为1677.5695㎡，作为配套办公用房使用，另设停车平台可停泊300辆车；另外，地面一层停车位约150个，地下一层为非机动车停靠场所。</p>

<p style="line-height: 150%; text-indent: 32px;">海宁正翔商业广场位于浙江省海宁市中心区域，地处海宁市重要的市政道路的交叉口；商场周边1公里内有海宁市实验小学、海宁市机关幼儿园等共5所学校，海洲街道社区卫生服务中心等4家社区医院以及包括洛川小区、省直世纪花园、中栋名都等成熟住宅小区聚集；路网密集，交通便利。</p>
<p style="line-height: 150%; text-indent: 32px;"><strong>2.1.3.权属状况</strong></p>
<p style="line-height: 150%; text-indent: 32px;">该资产经法院裁定已抵债并过户至招商银行福州福清支行名下（不动产权证书编号：浙【2017】海宁市不动产权第0039152号），目前该处物业产权完整且清晰，未欠缴税款，无法律瑕疵。</p>
<p style="line-height: 150%; text-indent: 32px;"><strong>2.2.</strong><strong>处置方式</strong></p>
<p style="line-height: 33px; text-indent: 32px;">本次资产处置拟采取公开拍卖方式进行。</p>
